Noteworthy new listings….

Having last sold for $7.8 million in early 2024, 608 Stone Meadow Lane ($8.25 million) is a floops, but I don’t think it’ll suffer as a result. The floor plan is solid and single-level, the location off Picacho Lane is highly desirable, and the property has been kitted out with lawn, swimming pool with diving board, sports court, swing set, and bocce. The parent(s), meanwhile, can withdraw to the al fresco Calgon moment off the primary.

The architecture of 4116 Creciente Drive ($8.95 million), on a premiere Hope Ranch street, gives off 1990s energy—all that standing-seam metal roof, the open-plan ground floor, the stripped-down interiors. The view gets better as you go upstairs, either via the stunning floating staircase or the pneumatic tube–style elevator, where there aren’t just bedrooms but also a family room with deck. P.S. The spout for the round tub is in the ceiling, so bathers can enjoy the sensation of getting basted.

In February 2022, 939 Las Palmas Drive ($5.995 million) sold as a fixer for $3.35 million. The new owners renovated in streamlined fashion, with an abundance of large windows—i.e., in the living room, dining area, bedrooms and primary bathroom—that makes up for a general lack of personality. The backyard remains a blank slate, unless you really, really like gravel.

The 1955 Paul Greene house at 777 N. Ontare Road ($3.995 million) sold for $2.375 million in late 2024, and it has come back as a spec reno. The house is way more livable now, with three true bedrooms and three and a half baths, and it’s handsome in a very-2025 way, with touches here and there of the old midcentury flair. (Thank goodness the atrium didn’t get the axe.) The lot feels bigger than its .56 acre, but it’s sandwiched by shared driveways—one leading to the house, another wrapping behind it.

The view is the thing at 127 Via Alicia ($4.25 million), half a duplex inside the Loma Alicia gated community near Eucalyptus Hill: while the city and ocean share top billing, the mountains end up stealing the show. Some of the finishes could use updating, but the bathrooms are in good shape, and remove the dark-stained warning treads on the small sets of stairs at your own risk.

I love the hacienda entrance to 4600 Tims Road ($6.85 million), on 37.74 acres northeast of Los Olivos, but the interiors call to mind a more upscale version of Timbers Roadhouse. (The covered wagon somewhere on the property only heightens the effect.) Mix things up so that inside and out isn’t all the same shade of beige, and you’d have a comfortable spread.
