Jenni Kayne Is Opening a Second Shop in Montecito

••• In Montecito’s Upper Village, Jenni Kayne is opening a dedicated home shop in the space formerly occupied by Tina Frey Designs (and next door to the current Jenni Kayne boutique).

••• Around the corner, meanwhile, the space between Lucca and the gas station—most recently Sotheby’s International Realty offices—appears to be getting a new tenant. The word on the street is that it’s an interior designer, although that could also just be a logical assumption. What that center needs is a business—i.e., top-notch coffee—that consistently brings in foot traffic, although I guess it’s not called foot traffic when everyone arrives in fancy cars.

••• A boutique called The Gypsys is apparently opening in Santa Barbara. Anyone know more?

••• UCSB Arts & Lectures announced its 2022-2023 season. Big names include the Linda Lindas, Laird Hamilton, John Irving, Nigella Lawson, Bill T. Jones/Arnie Zane Company, Maria Ressa, Tig Notaro, Joyce DiDonato, Emanuel Ax/Leonidas Kavakos/Yo-Yo Ma, Amor Towles, Lang Lang, Siddhartha Mukherjee, Wynton Marsalis Quintet, 32 Sounds, and Mark Morris Dance Group. And that’s just the tip of the iceberg.

••• The full-block development proposed for the Funk Zone goes in front of the city’s Architectural Board of Review on Monday. It’s listed on the agenda as 121 E. Mason, but it includes everything between Yanonali Street, Santa Barbara Street, Mason Street, and Gray Avenue (including the Dart Coffee Garden and other old structures):

Revised proposal for a 60-foot[-tall] mixed-use development in the coastal zone. Project entails demolition of existing structures, except for the 523-square-foot silo, and construction of an approximately 197,228-square-foot mixed-use development on a 2.1-acre site in the Funk Zone. A total of 155 residential units are proposed (142 rental units and 13 condominiums), of which 38 would be affordable at various levels, with a proposed density of approximately 74 units per acre. The project is proposed under a Development Agreement. Proposed nonresidential floor area totals 17,476 square feet. A total of 231 parking spaces are proposed (115 residential and 116 commercial) using a combination of standard spaces, mechanical lifts, and valet service.

This time around, there are fewer renderings for SOMOfunk, as the developer is calling the project (possibly only as a working name), so it’s hard to tell exactly what has changed besides the number of apartments going from 144 to 155. Thanks to D. for the photo of the story poles, which for some reason are only up at part of the project. UPDATE: “The current story poles are inaccurate (too short) and will be replaced with the correct height next week,” commented David Dart. “As a result, the ABR meeting scheduled for Monday 6/13/22 is cancelled, with new meeting TBD. This is according to SEPPS, the planning and permitting service hired by the developers.” UPDATE 6/13: The ABR will discuss the project on July 11.

The current story poles are inaccurate (too short) and will be replaced with the correct height next week. As a result, the ABR meeting scheduled for Monday 6/13/22 is cancelled, with new meeting TBD. This is according to SEPPS, the planning and permitting service hired by the developers.
