A Stunner on a Montecito Cul-de-Sac

Noteworthy new listings….

I wish there were more photos of 620 Stonehouse Lane ($19.7 million) for you to enjoy, because it’s a beaut, totally snazzy without feeling like it’ll be dated by year end. The 2001 architecture is a bit blocky from the front, but the interiors are impeccable; I was a goner from the moment I saw the foyer’s black-and-white marble floors. Is it worth $20 million? If turnkey is everything to you, sure. The upstairs primary (swell as it is, with huge dual closets); lack of a significant view or guest house; and location on a fine-but-not-A+ street (and just one house from East Valley Road) may prove to be speed bumps.

And I wish there was a floor plan for 22 Miramar Avenue ($8.995 million), because now I have to try and explain it. There are two en suite bedrooms on the ground floor, along with a pretty sunroom, a living and dining area, a nook of a kitchen, and a bonus bath. On the second floor, accessible only via exterior staircase, are two more bedrooms with a jack-and-jill bath (each side gets a toilet, an improvement on the usual sitch) and a lovely deck. The interiors have been cleaned up nicely, but the layout is a quirkfest—cuter in a weekend getaway than in a permanent residence. Either way, the location steps from Miramar Beach and the Miramar resort is a winner. P.S. Tall people can admire the ocean from the ground floor; the rest of you have to go upstairs.

The handsome new construction at 915 Camino Medio ($12.995 million), between Laguna Blanca (the lake) and Laguna Blanca (the school) in Hope Ranch, prioritizes bedrooms over living space. The latter combines kitchen, dining, and living into one great room, with the dining area pushed up against the kitchen island. And there’s no family room, unless you convert one of the four bedrooms or the office.

1643 La Vista del Oceano ($4.999 million) is the latest property on the Alta Mesa street to come on the market. It’s priced lower, but there’s more required to bring it up to date—and even with new surfaces, you’ll still have to walk up a flight of stairs to reach the main floor (and again to get to the primary), and it has funky angles and limited outdoor space facing that amazing view.

I haven’t seen 2525 Emerson Street ($4.15 million), but the price seems aspirational for a house that’s spiffer-upper-adjacent. Then again, I may be swayed by the pale aqua light seeping into some of the photos from an unknown source. The cul-de-sac location and south-facing outdoor space are definite pluses.

Off Barker Pass Road, 14 Chase Drive ($3.35 million) is oriented to make the most of the view, but it comes at the cost of a gracious entry: you pass alongside the garage and enter via the glass doors, only to face a staircase awkwardly cleaving the room. The view is something, though, and there’s pleasant outdoor space both behind the house and on the big roof deck off the primary.

1542 Knoll Circle Drive ($2.995 million) will be gone by this time next week. The 1950 three-bedroom, two-bath looks sharp, lives well, and has impressive views for the price. Plus, the .4-acre lot includes a flat part down below that might be buildable. Bring your land use planner….

A one-bedroom, one-bath cottage up in Mission Canyon, 2835 Exeter Place ($1.49 million) is the very definition of a love nest. Plus, “the 2023 redesign includes preliminary plans for a house extension and ADU, with utility hookups already in place,” in case baby makes three (or more).

••• 145 Butterfly Lane ($8.295 million): Floops of a Lower Village four-bedroom with two-bedroom guest house; the seller paid $6.85 million in April 2025. What I wrote last time still applies.
••• 5 Rincon Point Lane ($2.995 million): Two-bedroom spiffer-upper condo just off Rincon Beach.
••• 342 Palisades Drive ($1.995 million): Tiny Mesa cottage with a large backyard.
