1969 Cliff May House in Birnam Wood

Noteworthy new listings….

The 1969 Cliff May house at 2069 China Flat Road ($11.25 million) marries low-slug, midcentury soul with interiors that are surprisingly contemporary at times—I’m thinking of that bathroom sink and the pointy kitchen hood. When the property was last on the market in 2021, selling for $7.8 million, I thought it would benefit from softer, warmer interiors, and I’ll stand by that today. Nonetheless, the appeal is obvious.

Not far away as the crow flies, 2141 Ten Acre Road ($6.5 million), built in 1979, looks like half a flying saucer that dropped out of the sky. There’s a cool factor waiting to be burnished—the whole thing needs a revamp—but whether coolness is in high demand in Birnam Wood remains to be seen. As is often the case in the community, the lot size (1.3 acres) includes a fair amount of golf course.

Given the state of the interiors, the price of 3978 Laguna Blanca Drive ($9.995 million) in Hope Ranch seemed nuts, but then I realized it has 12 bedrooms and 11 and a half baths. (“Harem much?” said a friend.) Anyway, if you need to house a lot of people, the home has enough space in the living room—along with a “time out chair” near the front door—and cooktops/ovens to feed everyone. And should you need to accommodate even more people, the properties to the north and south have been on the market for a while. Buy ’em all for a total of 22 bedrooms!

On a Eucalyptus Hill flag lot, 830 Summit Road ($5.195 million) is a floops, or at least floops-adjacent, the seller having paid $4.5 million in January 2024. It’s cute but not very big (1,938 square feet).

1640 La Vista del Oceano ($3.995 million) in Alta Mesa dates from 1999, but the stairs and angles make it feel like it could’ve been built 20 years earlier. The four-bedroom-to-two-full-bath ratio needs to be addressed, and the scant outdoor space is a bummer. So bring your architect, because the views are there, ready to be made better use of.

1322 E. Cota Street ($2.85 million) is being positioned as a single-family home, but it sure looks like a duplex—the top level gets the views, the lower level gets the outdoor space, and exterior stairs connect the two. Or maybe it’s all just a new way of looking at indoor-outdoor living? Regardless, the home has a fresh, easygoing charm and is walkable to downtown (but calling the area the “Lower Riviera/Upper East” is wrong on two counts).

And a few others worth checking out:
••• 1493 Sycamore Canyon Road ($8.25 million): The price is surely a mistake; the house sold for $4.43 million at the end of 2023 and not enough has been done to it (or even could be).
••• 1175 E. Mountain Drive ($4.95 million): 1955 three-bedroom at the corner of Riven Rock Road, with trailhead parking just across the ravine and an entrance that’ll make guests gasp (below).
••• According to Zillow, 592 Santa Rosa Lane and 2696 Sycamore Canyon Road in Montecito are both in foreclosure and heading to auction, respectively. I have no idea whether that’s accurate….
