Noteworthy new listings….

790 Rockbridge Road ($17.95 million) was built in 1958, and you can catch a whiff of midcentury style in the main room, with its peaked roof and central fireplace. The interiors elsewhere feel more like the 2000s, with no molding or baseboards and an emphasis on cool earth tones. If the property gets near its asking price, it’ll be thanks to the magic of the land: 2.53 acres in Riven Rock, with a couple of dramatic water features (vestiges of the old McCormick estate), a splendid stone pool and hot tub, ADU, and a yoga/entertaining platform under the oaks. N.B. The house has two entrances, one for the owner in back, and the other for guests up the steps pictured below—to the right of which is the primary’s outdoor shower, where anyone over six feet tall runs the risk of arriving guests seeing them wash their hair.

Birnam Wood currently has nine public listings and at least three more on the way, but 2076 China Flat Road ($11.85 million) should break through. Located at the end of a cul-de-sac, it doesn’t look like much from the street, but the impression changes as soon as you step though the front door, where you enter to find a dramatic hallway, sitting/family room, and a perfect courtyard pool and terrace. Beyond that, the floor plan hits all the right notes—including dual primary baths/closets—with superb mountain views. And it’s turnkey, if you’re OK with the surfaces/textures.

People are going to dig the location of 2932 Cliff Drive ($5.5 million), across from the Hendry’s Beach parking lot. The four-bedroom, three-bath house is a fairly standard 1970s Mediterranean, with bathrooms that I’d want to redo and a kitchen backsplash that is presumably meant to evoke the nearby ocean; the five-car garage has an upstairs ADU. There appear to be two pads when you could land a drone—perhaps one could be sacrificed to make room for a pool. P.S. What is with stagers and giant sticks? Has anyone ever had them in their own home?

330 E. Mountain Drive ($4.995 million), near Upper Hyde, wasn’t open this week, and I would’ve liked to check it out in person. The exterior has a butch solidness that I like, although the gray reappears inside to such an extent that I feel obligated to reference The Onion. And there are curious moments that want a closer look: the light fixture in the foyer, the floating fireplace, the triangular pergola, the rather pagan fire pit….

3165 Eucalyptus Hill Road ($4.795 million), just off Sycamore Canyon Road, needs a tip-to-toe redo, and some of the 1980s architecture (trapezoidal windows, upstairs catwalk) will be hard to undo. The potential is clear, however, particularly when you factor in the location across from Cold Spring School and the .93 acre of land with private well. P.S. If you have a gas range, you really need a hood that vents to the outside.

While 1923 colonial at 22 E. Islay Street ($2.815 million) has charming bones, the kitchen could use a redo (plans exist) and the smallest of the three bedrooms, all upstairs, is the only one that’s en suite. Out back is a garage with a bedroom and bath.

The wood-paneled rooms at 1811 Prospect Avenue ($2.695 million) are stunning, full stop. The kitchen is less convincing—if we could magically change out that floor—and the bathrooms clearly date from a less stylish owner. And although the terrace to the north is dialed in, the south-facing side has a smaller deck than you might like (and no view). Back in the plus column, there’s a lot of off-street parking for the Lower Riviera, and how about that catio?

••• 4586 Serenity Lane ($5.499 million): Attractive V-shaped four-bedroom, three-and-a-bath bath off San Antonio Creek Road that’s already in escrow. The street name sounds like someplace you go to kick a habit.
••• 1510 Franceschi Road ($4.7 million): 1964 four-bedroom spiffer-upper for sale by owner.
••• 2782 Exeter Place ($3.195 million): Solid Mediterranean three-bedroom that’s one of five homes on a shared driveway.
••• 2201 Oak Park Lane ($1.95 million): 1925 cutie with new ADU.
••• 5534 Calle Ocho ($2.195 million): 1977 two-bedroom project in Carpinteria’s Concha Loma neighborhood. Love the wood paneling and kitchen cabinets (below).
