Oh-So-Tasteful Renovation in Bonnymede

Noteworthy new listings….

The two-bedroom, two-and-a-half-bath 1301 Plaza de Sonadores ($5.95 million) is one of the best-looking Bonnymede condos to have come on the market in recent years. Renovated with Jenni Kayne Interiors handling the design, it’s the picture of 2025 minimalism, down to the details. (Plus: a two-car garage.) This level of turnkey will cost you, however. The asking price per square foot is $4,274, not too far from the recent record of $4,655 set by 1363 Plaza Pacifica—and that condo, while smaller, is oceanfront. P.S. The recessed cabinet above the fireplace is a novel way to hide a TV.

Designed by architect R.H. Donnelley Erdman as a spec project that he decided to keep for himself, 2155 Birnam Wood Drive ($7.475 million) is a 2001 three-bedroom where the stripped-down lines of the exterior belie the more elaborate interiors, particularly the columns and ceilings. All those windows on the south side, facing terraces and the third fairway, are pretty appealing; other parts of the house—i.e., the bathrooms—could use updating. The listing says the lot is 1.3 to 1.5 acres, but that includes quite a bit of golf course; the usable land is nowhere near that size.

“I’m confident it could be made very cool,” I wrote about 180 Hermosillo Road ($5.195 million), when it sold for $2.675 million in February 2022. The 1969 four-bedroom has certainly been made cooler, even if the exterior looks rather glum, and I’d personally be wary of jalousie windows in the oft-damp Lower Village. While the neighborhood remains extremely popular, the upside-down layout, with communal spaces upstairs, rules the house out for people of a certain age.

The seller of 2166 East Valley Road ($3.295 million) paid $2.1 million in early 2022 and leaned into midcentury style while redoing the interiors. The house is situated toward the rear of the .18-acre lot, which means the hangout space is in front (although some aggressive hedge pruning could open up opportunities in back).

510 Scenic Drive ($2.5 million) is already in escrow, so this is academic, but we rarely see properties in the strip above Old Coast Highway, and the interiors—”uniquely upgraded by a master cabinet maker”—are distinctive. The 1955 house has just two bedrooms, and the neighborhood has yet to turn fancy; nonetheless, I suspect this might come back as a spec reno, given the view.

The primary bathroom at 1192 Edward Place ($2.495 million), on a cul-de-sac in Goleta, feels all wrong for the 1961 three-bedroom, which otherwise looks pretty solid. I’m not sure I’d agree that it’s “surrounded by orchards,” but the area around N. Fairview Avenue is definitely semi-rural.
